This charming old house with a 10m x 5m fenced swimming pool is set within a large private garden, it is secluded, very private and not overlooked. It enjoys a stunning position on the highest spot in the village next to the old village windmill, but is also sheltered by a mature stand of pine trees in the garden. There are sensational views from all the terrace and rooms. The house has been carefully restored, retaining exposed stone walls and woodwork. It is built on several levels and has quite a lot of steps between the various living rooms, so is not suitable for the very young or the elderly.
The full sized pool table and table tennis table are a bonus for those family competitions!

Ground Floor:
Enter through the enclosed terrace/foyer area with large sliding windows (25m2) to the newdining room (29m2), which has a high ceiling with whitewashed wooden beams and natural stone wall with views over the surrounding countryside and vineyards. The dining room has a most attractive and unusual glass-topped white-washed wooden dining table which seats 8.
The dining room connects through to the very well-equipped new kitchen (33m2). The kitchen has large sliding windows to the terrace and driveway with great views to the local landmark Roque Longue. There is a utility room off the kitchen.
From the dining room three steps lead down to the Pool Room (25m2) which has a full size pool table. The Pool room is open to the vast airy sitting room (55m2), which is open right up to the roof beams with two large sofas, antique writing desk and a grand, fully functioning, fireplace. The sitting room and pool room have a natural oak floor. There are two sets of very wide sliding glass doors; one to the West terrace bordered by arches, the other doors to the East give onto a small covered terrace with the wooded garden beyond.
From the Pool room three steps lead down to the office which is very well lit with three double windows on to the garden, a low ceiling and old terracotta floor. There is an antique desk and also a sofa (actually a spare bed with cushions). The office also connects up to the sitting room and to an entrance hallway.
The hallway (18m2) has an upright grand piano and an independent wc with wash basin and an antique safe (not used). The hallway leads to the garden and steps down to the gate in the village.
Through a stone archway, is a very attractive large double bedroom, (21m2) with a queen size bed and a fireplace. Ensuite bathroom, (9m2): with bath and shower, washbasin, wc.
From the hallway two steps lead up to a twin bedded room (11m2), which shares an ensuite bathroom (7m2), with bath, wash hand basin and wc with a double bedroom (17m2). This double bedroom has an extensive built-in wardrobe and kingsize bed. A door leads to the kitchen area.
First Floor
A staircase from the sitting room leads to a double bedroom. It has a kingsize bed with oriental-style rattan furniture. (25m2 with sloping ceiling so that about a third of ceiling is less than 'head-height'). 3 steps down to ensuite bathroom; 10m2 bath with shower, bidet, basin and wc.
A steep set of stairs from the hallway (unsuitable for the elderly or very young children) leads to a bedroom with one double and one single bed 22m2. Pine furniture and simple Ikea wardrobe. Ensuite shower-room: shower, basin and wc. Four steep steps lead up to another smaller bedroom with low ceiling and 6ft Brass bed. bed.

The large covered west terrace with archways leads up to an enclosed dining area with built-in BBQ and tiled mosaic dining table seating up to 12. This dining area looks through open arches on to the 10mx5m pool which is fenced with a childproof gate. A small 'summer kitchen' in a round tower has a sink and small fridge.
Steps lead down from the pool area to the wooded East garden which is shaded by pine trees, and to the covered terrace by the sitting room and the lower-level patio by the hallway and linen room. There are 8 sun-loungers at the property and numerous plastic chair loungers.
The ping pong table is in the loggia area.

Montseret -There is a small grocer's shop in the village. The landscape around the village is stunningly beautiful ; nearby lies the route of the Cathar castles with majestic ruins. The Pyrenees and the Mediterranean beaches (Gruissan, Narbonne and Leucat plages) are all within 25-40 kms, and the Spanish border is only an hour's drive away (Dali museum in Figueres).
St. Andre de Roquelongue 3 km village shops, tennis.
Abbey de Fontfroide 10 km built by the powerful Bishops of Narbonne with a beautifully restored 11th century cloister.
Narbonne 18 km. It boasts a flamboyant cathedral and Episcopal Palace. Excellent restaurants. One of the most splendid markets.
Bages 22 km. Lovely fishing village with several very good seafood restaurants. Great windsurfing on the etang in early spring and late autumn. (some speed records have been set here).
Sigean 24 km Wildlife safari park.
Port la Nouvelle 30km. Superb sandy beaches.
Carcassonne 50 km Largest fortified medieval town.
Beziers 50 km. Major market town, noted for its bull-fight 'Feria' in August.
