This large family villa is exceptionally well-situated in a new residential development near a charming old fishing port, now a marina. The house has some lovely views of the seawater lagoon, Etang de Thau. Some of the region's best restaurants are within 10 minutes walk, including the highly reputed 'Chez Philippe'.
The house has been re-modernised to include 2 very large master bedrooms, especially the 'upstairs suite' which is light and airy and has been decorated with great taste. Children and toddlers will delight in the cascading swimming pool with a water slide. Possibility of heated pool outside July/August on prior demand.

Ground Floor
Entrance hall leading to the very large sitting room, dining room and a well equipped kitchen.
A very large open plan sitting room/dining room with two comfortable sofas and lots of good armchairs feels light and airy with sliding glass windows. There is a very attractive fireplace with a stove - warm for the off season! The sitting room is equipped with a large flat screen TV, DVD and good Hi-Fi system. The dining room with period furniture, has a magnificent wooden carved door and a big oak table seating 12 people - it communicates directly with the newly refurbished well-equipped kitchen. Kitchen doors lead either to the corridor or to the dining room. There is a small pantry with a hoover and space for shopping etc., with additional space and shelving behind mirrored cupboards all along the corridor wall and a safe.
The large ground floor bedroom, (25m2) off the corridor is beautifully decorated with some lovely antique furniture with views over the swimming pool and garden. It is almost a 'day resting room' with a nice chaise longue for reading.
Ground floor bathroom has a sink and a bath. Separate wc.
There is a small hall at the bottom of the stairs with a sofa. A second ground floor bedroom with 2 single beds (11m2).
Upstairs A rope hand rail leads upstairs (16 wide and large steps).
Upstairs Suite (60m2), is the piece de resistance. Incredibly spacious decorated with tasteful art-deco furniture it has a view over the garden and out to sea, as well as access to a large terrace overlooking the pool, the 'petanque court' and roof tops. A 160 cm electrically adjustable king size bed. Again there is a beautiful large chaise longue for reading, a desk, a big antique double wardrobe, and a very handsome dressing room. In fact this could be a family room and a cot or a single bed are available on demand.
There is a fantastic bathroom with a large circular bath, a separate large venetian shower and a double wash basin with mirrored cupboards.

Basement Which is lovely and cool in the summer.
A staircase (16 steps) from the ground floor hallway leads to the basement which can also be accessed from the garage. This could be the 'children's' quarters.
A large 'walk through' room with bunk beds and a small 'daybed' off which there are 2 bedrooms.
1 bedroom with en suite shower and hand basin with twin beds.

There is a 4000m2 garden which allows lots of space to sit outside and relax or play a game of petanque in the boulodrome. The garden is lit up at night.
The large swimming pool has an unusually shaped overflow swimming pool as well with a 'Californian beach' completely ideal for toddlers or non-confident swimmers which goes from 0 to 2m deep - the small pool cascades into the large pool which then 'overflows' at the deep end (2m). The pool also has removeable fencing and a good slide which children love. Please note the pool is non operational from mid October. Possibility of heated pool outside July/August on prior demand.Outside shower.
There is plenty of terrace space and recliners to lounge on and a large built-in BBQ. A wrought iron pergola has protective glass panels on one side to shield from the sea breeze and a garden table with enough seating for 12 for outside dining.
Access to the property is through remote control electronic gates and there is enough parking for 3 or 4 cars 'inside' the property walls. |

Marseillan.On the quayside a charming old fishing port, now a yacht marina, with views towards the port of Sete and the Etang du Thau, a lagoon famous for its oysters, mussels and oursins (sea urchins). One cannot swim off the quay but Marseillan Plage is only 4 kms away; a long sandy beach that divides the Etang from the open sea.
The house is just a short walk to a selection of excellent restaurants, (including the highly recommended 'Chez Phillipe'), bakery, grocer, a very good fish-monger, bicycle hire, and local wine producers. Marseillan is also where "Noilly Prat" is made. Do take the guided tour of the winery and try the Noilly Ambre - only available locally!

Marseillan plage 4km: long beach of 15kms stretching all the way to Sete.
Cap d'Agde 14km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course, boat hire, deep sea fishing, scuba-diving, aquarium.
Agde 10km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Beziers 25 km. Major market town, noted for its bull-fight 'Feria' in August.

Montpellier 55 km. Large university town.
Carcassonne 115 km Largest fortified medieval town.
Nimes 95 km Roman temple and arena.
