This superbly situated property has some of the most breathtaking views in the region. The Owner is doing some decorating and refurbishment so some areas may be improved from the photos currently showing on the site.
The property is private as it is the very last house in the village and has a large garden along with a swimming pool and a Tennis Court resurfaced in 2005.
It enjoys wonderful views across the vineyards of the Orb valley and on a clear day you can see the Pyrenees in the far distance.
It is only about 30 minutes drive to the Mediterranean beaches and village shops and an excellent bakery are just 1.5km away in the neighbouring village.

Ground Floor:
Entrance hall leads through to an airy living room (44m2), which has three sets of French windows leading out to the south-facing covered terrace and poolside terrace.
It has a sofa and some armchairs in the spacious central part of the room, and a cosy fireplace area (14m2) at the far end of the room.
An archway leads to the bottom of a staircase and a ground floor bedroom (12m2) with standard-size double bed (140cm) and a small en suite shower-room (no wc). There is also an independent wc by the foot of the stairs.
Off the other end of the room, beyond an imposing staircase up to a gallery, is the dining room (23m2). French windows to west side of house.
Doors from both the living room and from the dining room lead to the well-equipped kitchen (21m2) which has french windows out to the terrace and a small breakfast table. Whoever volunteers to wash dishes has a fine view of the garden and the countryside beyond.
First Floor:
Via the staircase to gallery:
The big staircase in the living room leads up to the gallery, off which are:
- A bedroom (11m2) with a standard double bed (140cm), en suite shower room with wc. It has the fine view to the south of the Orb valley vineyards.
- A large bedroom (28m2) with double bed (140cm) and a set of bunk beds, which faces north. En suite shower room with wc. Stairs to a small mezzanine have been gated-off from child access.
- At the far end of the gallery is a small sitting area (14m2) probably quite good for kids to chill out with a small day bed.
Via staircase at fireplace end of living room is a separate 'wing':
- A bedroom (15 m2) with double bed (160cm) and an ensuite shower-room withWwc South view of the pool and vineyards.
- A bedroom (12m2) also with double bed (140cm), but no ensuite shower room, faces north.
- A snug little room (9.5m2) with a double bed (140cm) and another bedroom with 2 single beds (90cm each).
- These three rooms share a bathroom (8m2); bath with "shower-over" and a wash-basin. Independent wc.
Please note that the new owner is still improving the house and is doing some redecorating and modifications - bedrooms, living room and kitchen may look slightly different from the photos on the site taken in December 2007 (hopefully further improved) e.g. the 7th bedroom has now been redecorated and the garden is coming along nicely.

Beyond the large stone terrace is a rough lawn of about 200m2, bordered by shrubs and trees. A fence separates this from the pool area. The large pool (12m x 6m and between 1.3m to 2.3m deep) with built in "Roman" steps is surrounded by a paved terrace and has plenty of sun-loungers. As well as fencing, the pool has 2 safety alarms. It has an automatic treatment system that ensures the correct balance of chlorine and prevents an overpowering smell of chemicals in the water.
The outside dining table seats 16.
On the far side of the pool is a covered barbecue area. On the North side of the house is a gravelled area, ideal for playing "Boules" or "Petanque" as they say in the Languedoc.
The full-size tennis court about 60m from the house has plenty of space behind the base-line and has just been newly resurfaced to a very high quality. Any professional player would be more than happy with this surface (completely resurfaced in 2005) - and with the fabulous view!
Hire of tennis rackets is 10€ per person - advance notice required.
The property is walled on the road side and fenced on the other sides.
The entrance has electrically operated gates opening to a parking area with enough room for 4/5 cars. (garage for 2)

The house is situated in a small wine-producing village near Thezan-les-Beziers on top of a gentle hill with exceptional views; to the south across the Orb valley to the Pyrenees and to the north of the 3000 foot Caroux mountains.
Thezan-les Beziers 1.5km. Village shops including a baker, a supermarket (with petrol station), a small restaurant, a local colourful market twice a week, a pharmacy, a doctor, a post office and a café/bar.
Murviel-les-Beziers 3.5km. Supermarket, bank
Beziers 11 km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
