This delightful country house with comfortable and stylish furniture is well situated. Part of an old wine estate (or domaine), it is right in the countryside and yet it is only 3 kms to the centre of the colourful market town of Beziers, famous for its Spanish style Feria in August, and it is only 10 kms from the Mediterranean beaches.
From the swimming pool terrace one can see Beziers Cathedral in the distance and when it is lit up at night the view is quite stunning. The large garden with its mature trees and an olive grove is peaceful and provides spacious grounds for families with children.

Downstairs:

The hallway leads to an exquisite very spacious dining-living room (60m2), with terracotta floor and painted beams. Over the wooden dining table which seats 8 to 10 hangs a magnificent chandelier and the room strikes a perfect balance between modern comfort and the Domaine's affluent past. The room's focus is an elegant fireplace with three sumptuous and comfortable sofas and good reading lamps.

The fully equipped kitchen is also large (45m2) and airy with huge beams across the ceiling. It leads directly out to the large shady terrace, It has a lot of practical and attractive granite work-surfaces which echoes the kitchen table, also in granite. There is a small pantry, and on the other side of the kitchen there is a charming little 'scullery' with an antique stone sink, a wine rack and more storage space.

A corridor leads to a large ground-floor bedroom with glass sliding doors giving out directly onto the terrace. There is an en suite bathroom with bath, shower and 2 wash-hand basins. Also off the corridor is a separate WC and a 'dressing cupboard'.

A wide but fairly steep staircase (18 steps so may be unsuitable for very young children or the elderly) with a rope bannister leads to the first floor.

First floor:
The landing at top of stairs leads to a corridor, off which are 2 bedrooms.
(Both bedrooms have very low windows, only about 60cm off the ground - however protective metal railings are in place - still toddlers may need to be watched).
Honey bedroom (24m2)with 140cm double bed, lovely antique furniture, a fitted wardrobe - there is a small sink in one of the cupboard 'doors'.

Moroccan bedroom (20m2) with a 160cm bed, a fitted hanging cupboard, a small moroccan wall cupboard.

Both bedrooms have direct access to a shower room with a Venitian shower.

There is a second shower room with a 'Venitian' shower off the corridor too.

There is a separate WC in the corridor between the two bedrooms.

The 'children's bedrooms are accessed via a separate staircase leading from the dining room. The landing or 'hallway' at the top of the stairs which has lovely Moroccan ceramics and a small desk (large enough to be used as a small office) leads directly to 2 twin bedrooms each with 2 single (90cm) beds and another bathroom with 2 washhand basins, wc and large shower.

Fenced Swimming Pool 8.5 by 4.5 m, surrounded by a very large terraced area and wooden 'deck' with plenty of chaise longue, a parasol and an outside 'cold' shower. Long views from the pool terrace over the plane with the Beziers Cathedral rising majestically in the distance.

There is a lovely new 'wooden decking' in the quiet end of the garden beyond the pool - with some mature trees giving shade - strategically built with stunning views of the Beziers cathedral. This feature is particularly nice when the cathedral is lit up at night or for the fireworks display on the 14th of July!

The large garden (2500m2), is tranquil and has a well-tended lawn bordered with palm trees, old Mediterranean pines, and Oleanders, as well as an olive grove and some fruit trees on the far side of the pool. There is space for parking 2 or 3 cars. The owner who has her 'summer appartment' in the 'Tower' is very discreet; she has a separate entrance to the appartment but comes to look after the garden and the pool several times a week.

Both the sitting room and kitchen have French windows to the large dining terrace (100m2) shaded by a giant pergola. There is a stone dining-table big enough for 10 and other 'old-style' French garden furniture including deck chairs on the terrace.

The 19th century domaine is in the wine-growing plane just south of Beziers. Domaine Beausejour Le Haut is exceptionally close to the beaches, just 7km from Serignan, and is only 3 kms from the centre of Beziers, which is a busy colourful typically mediterranean market town full of good restaurants. Watch out for the glorious flower market on Friday mornings. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

The Canal du Midi runs right past this side of Beziers; ideal for cycling along the towpath, or you can hire a canal boat for the day and stop off to dine at one of the water-side restaurants.

Mediterranean Beaches 7 km just 10 mins from Mediterranean beaches (Serignan & Valras) , and is only 3 km from the centre of Beziers, which is a busy colourful market town with plenty of good restaurants and a glorious flower market on Friday.

The lively Feria in August has bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours.

2.5km to a big horse-riding centre.

3km Sauvian. Village with baker, grocer and small supermarket (easier to park here than going into Beziers).

Golf St Thomas: 12km.

Mediterranean beaches 7km. Valras, Serignan, Portiragnes Plage.

Parc Naturel du Haut Languedoc 30km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne 25 km. Once the capital of Roman Gaul. Famous cathedral.

Agde 25 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde 23 km (Aqualand slides, 27-hole golf course).

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.
