This attractive, rustic stone built Mas, on the edge of a wine village near Beziers, has fine views across the countryside. It has a large garden of 1500m2, offering plenty of options for sitting out and dining under the shade of a big Mediterranean pine. The house sleeps 6 to 7 people and has a spacious downstairs area due to an attractive extension running the whole length of the house providing an extra breakfast room with sliding glass doors leading directly to the garden.
The other strong feature is a 9m x 4m pool with Roman steps. It is completely fenced-in with a wrought iron fence and has a 'jacuzzi' button feature at one end.
Ideal for family holidays it is within minutes walk to the centre of Magalas village - a lively thriving Mediterranean village with two restaurants, one really excellent, a couple of bakers, a small fruit and vegetable market twice weekly and a couple of good wine 'caves'.

The villa is set on the outskirts of a remote village with no neighbours overlooking. Out of the kitchen window there were fields and mountains in the distance and lying beside the pool you were surrounded by vine yards...............it was total bliss .....The owners Mr & Mrs Guinet were charming and very helpful both when we arrived and when we left.....So thank you again for a very restful, peaceful holiday in a fabulous location. Accommodation on the ground floor
Entrance hall through arched wrought iron doors opens out into open-plan dining/breakfast room to the left. There is an extension which runs the whole length of the house (16m long and 2.5m wide) providing extra space for a light 'reception' room overlooking the garden. Large sliding glass doors open out completely to the garden and pool.
From the breakfast room there are doors into the kitchen. The kitchen is well equipped- American fridge, dishwasher, washing machine, gas hob, eye-level oven, toaster, coffee maker. From the kitchen to the right, there is a small walk-through room with a desk and an independent wc.
Downstairs bedroom' (4mx5m2) is on the ground floor and looks out on to the garden. It has a standard double bed , air conditioning and an ensuite bathroom with a shower and a bidet (no door between bathroom and bedroom).
To the left of the kitchen there is a cosy living room with 2 leather sofas, a low coffee table and a large fireplace.
Upstairs
Quite wide stairs (13 steps in all) with a hand rail give access to 2 other bedrooms. To the left there is a bedroom with a double bed and a small single bed for the children. There is a mezzanine which is closed off and not for use, but which owners use for personal storage space.
A separate wc in the upstairs hallway.
To the right there is a small bedroom (3mx4m2) with a single bed, but that can be made into a double (other bed slides from underneath). There is an ensuite shower room which has no door between bathroom and bedroom. There is a door leading from the hallway into the ensuite bathroom.
The house generally enjoys good views across the vineyards and has a private garden with mature palms, phoenix and a lovely old olive tree. |

Large private and attractive garden of 1500m2. It has mature Mediterranean pine to dine under, phoenix palms and Mediterranean oleanders. The garden is well lit at night and is perfect for playing a round of 'boules'.
The terrace, accessed from the dining and breakfast rooms, is paved. Garden furniture including an outside dining table Built-in BBQ.
The pool measures 9m x 5m x 1.6m deep. It is completely fenced off with a lovely black and gold wrought iron fence and has Roman steps which are easier to negotiate for toddlers or the elderly. There is also a 'jacuzzi' button on one end of the pool.
There is ample car parking space for 2 cars inside the property gates. |

Magalas
The house is just 900m from the picturesque old village centre. It is a typical Mediterranean wine-producing village with several excellent wine domaines. Magalas is also renowned for one of it's restaurants called
'O Bontemps' - a Gastronomic experience. There is a colourful local market twice a week, a pharmacy, a doctor, a post office and a two cafés , one with Wi-Fi.
Beziers 12 km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Golf St Thomas: 14km.
Mediterranean beaches 25 km. Valras, Serignan, Portiragnes Plage.
Parc Naturel du Haut Languedoc 20km North of Magalas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Agde 25 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants
Cap d'Agde 30 km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.
Pezenas 30km. Lovely Renaissance town centre, with artisans workshops, and plenty of restaurants. Good food market Saturdays.
Narbonne 35 km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier 65 km. Large university town.
Carcassonne 100 km. Largest fortified medieval town.
Nimes 105 km. Roman temple and arena.
Perpignan 110km Palace of kings of Mallorca.

Beziers - this is a new route from summer 2008 - the airport is only approximately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.
