This lovely villa is ideal for a quiet family holiday in the Mediterranean. It is on the outskirts of the village of Bessan in a quiet residential cul-de-sac, with only a 5 minute walk to the village bakery for fresh bread and croissants, and other local shops.

The house is all on one level
Well equipped kitchen off the entry hall. Four steps down to small laundry room, (which has doorway out at the back of the house into the back garden ) with washing machine, tumble drier and small fridge.
Very spacious open plan dining room & living room (60m2) with French windows leading out to the terrace which also has garden furniture for eating al fresco. In the living room, two leather sofas and an easy chair make for good comfort.
Three bedrooms, two of which have double beds both 140cm (one having access back into the dining/living room) and one bedroom with two singles are along the corridor with a powerful air conditioning unit which cools down the bedrooms.
Bathroom with sunken bath, separate shower and 2 washbasins.1 independent WC off corridor.

A large garden of about 1300 m2 offers a well-tended lawn for relaxing and playing ball games. Some of the trees and hedges are mature with pretty flowering oleanders. There is a covered terrace along the side of the house with garden furniture (a table for 6 people) for pleasant outside eating.
The pool 11.5m x 5.5m has a safety alarm system, with rounded steps, and is 1.10m to 2.2m in depth, excellent for young children has a large paved terrace with chaises longues for sun-bathing. The pool house has a summer kitchen with a sink and another table for eating out. Outside WC.
There is a large built in BBQ next to the pool house. Round the back there is a covered parking space for two cars, a washing line and a ping pong table.

SITUATION
Bessan - a pleasant village 500m away (about 5 mins walk) with shops, cafés and a small family restaurant.
Golf Saint Thomas (5 kms) 6130m par 72. Practice area with 16 driving tees. The golf clubhouse and a very good restaurant.
Montblanc. 4km. Village shops.
Beziers 22 km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Mediterranean beaches 15 km
Portiragnes Plage: Quiet family resort.
Valras Plage: Larger resort with many restaurants.
Pezenas 15km. Attractive medieval town.
Agde 8 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde 15 km. 'Aqualand' (huge water-slides, etc.)

Parc Naturel du Haut Languedoc 30km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
