This exceptionally well-situated newly built villa near Cap d'Agde has one of the most desirable positions and views. It is right on a sandy Mediterranean beach with a gate leading down to the water. If this beachfront situation weren't enough it also has a heated infinity pool with a rolling cover. The house has been decorated and equipped to a high standard.
The simple interior, modern furnishings and fabulous sea view make one feel as though floating on water or aboard a yacht. The large terrace has steps leading directly down to the broad sandy beach.
The house boasts a heated infinity pool - when one is swimming in the pool one has the impression of actually being in the sea. Air conditioning throughout helps keep cool in the summer months.
The fabulous large terrace with comfortable furniture makes it a what the French call 'salon d'ete' - a summer living room, which also comprises an attractive outside bar. All you need to relax and watch the sea from the comfort of the ratan sofa!
The house stands in a recent residential development and is conveniently placed for walking along the beach to most amenities, like cafes, restaurants, a small supermarket and a market. It has neighbouring houses on either side.

The kitchen is modern and well equipped appx 25m2 with an American breakfast bar, and an American fridge freezer. It goes out directly on to the covered terrace with the summer living room and an outside bar, thus giving plenty of opportunity for al fresco dining.
The open plan living-room appx 60m2 is simply furnished and has a nice modern fireplace and a large billiard table.
Laundry room with washing machine and tumble drier.
There are 3 simply furnished bedrooms each with double bed off the entrance hall.
1st Bathroom comprising a bath, a separate walk-in shower and double washbasin. Separate wc.
Upstairs:
Double bedroom with small terrace to side and larger terrace with sea view.

This new residential area is still in the process of being developed, however, all work normally stops for August. |

Two large glass doors lead out onto a sunny patio and deck terrace with view over the beach. There are two dining tables, a comfortable sofa area for relaxing and plenty of sun-loungers/ deck chairs to sun bathe in front of the pool.
10m x 5m heated infinity swimming pool with breathtaking views. The pool is protected by an electric cover for security.
A dozen steps lead down from the terrace to a gate that opens directly onto the beach.
Terraced bar area with a BBQ and gas plancha where you can enjoy tasty meals in the cool shade.

Rochelongue appx 500m walk along beach : baker, grocer, bicycle hire, cafe bar and restaurants. Local market on Monday mornings.
Cap d'Agde appx 4 km (or appx 2 km by foot). All services. 'Aqualand' (huge water-slides, etc.) 27-hole golf course (appx 3km), tennis (appx 5km), boat hire, offshore shark fishing, aquarium. Wide choice of restaurants.
Agde appx 3km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Beziers appx 20 km. Major market town, noted for its bull-fight 'Feria' in August.
Pezenas appx 20 km. Attractive medieval town.
Narbonne appx 42 km. Famous cathedral.
Montpellier appx 55 km. Large university town.
Carcassonne appx 100 km Largest fortified medieval town.
Nimes appx 105 km Roman temple and arena.
Perpignan appx 110km Palace of kings of Mallorca.

Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap d'Agde. Ryanair from Bristol and Luton, London.
Carcassonne (Ryanair to Stansted - London, East Midlands, Bournemouth, Edinburgh, Liverpool and Dublin).
Montpellier (international flights worldwide). Flights to Gatwick and Luton via Easy jet, and to Bristol on Ryanair.
