This large standalone villa is set in a huge garden, with stunning views. The open plan living area is light and spacious, a covered outdoor terrace with kitchen.

St Chinan and Assignan are about a 10 minute drive away, both have restaurants, shops etc and of course lots of local wine domaines to visit.

This villa has just changed owners and has been upgraded with new furniture as shown in the photos.

This villa is set on 2 floors.

Ground floor

A large open plan living area with fabulous high ceilings showing exposed beams, comfortable sofa, dining table, French doors open out onto the terraces, the garden and pool.

The kitchen/dining area, has a large American style fridge freezer, large oven and hob and a dishwasher. 

An independent wc.

The Master bedroom with Large Bed 180cm x 200cm (can be split into 2 singles) French doors to the garden, has its own bathroom with a free standing bath, separate shower, sink and wc. 

A second bedroom has 2 single beds.

Utility room with washing machine, dryer and second fridge.

The First floor

There are 3 further bedrooms, all with stunnng views one with a balcony.  2 bedrooms have 180cm x 200cm beds (one of which can be split into 2 singles). The other bedroom has a king size bed (160cm x 200cm)

A second shower room, and an independent wc.

This Languedoc holiday villa has a large 5000m2 mature garden with palm trees and is surrounded by vineyards.

The 8 x 4 metre pool has easy access steps.

A new heated pool is being installed for 2025.

The covered terrace also has a wood burning stove and a sink.

The area around this holiday villa is just perfect for a relaxing family holiday in the South of France. 

SURROUNDING AREA

The surrounding area is equally stunning, with lots to do. There is canoeing, kayaking, fishing, walking, climbing, golf, horse riding and wine tasting, and the beaches of the Mediterranean are just 40 mins away.

The thriving market town of St Chinian is 10 mins away with a larger supermarket, cafes, banks, garage and a splendid twice weekly market selling local food produce, and handicraft.

Roquebrun approx 20km. The village of Roquebrun is set against the stunning backdrop of mountains with the river Orb running close to its edge. The characterful old houses of the village seem to tumble down towards the river, and the whole area is surrounded by vineyards.  Sunbathe on the river beach, visit the local vineyards, eat in the very good local restaurants.

Beziers approx 30 km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights). Excellent Restaurants

Pezenas approx 50 mins - beautiful medieval and Renaissance centre with many galleries and working craft shops such as glass blowers and jewellers. Several good restaurants. Colourful market on Saturday mornings.

Agde approx 60 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde approx 65 km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Lac du Salagou approx  85 km to the north. Lake surrounded by spectacular red volcanic hills. Watersports.

Nearby is Cirque de Mourreze, an extraordinary 'chaos' of dolomitic towers and ravines.

St Guilhem-le-Desert apprx 100 km. Beautiful Medieval village and abbey in dramatic gorge landscape.

Narbonne apprx 35 km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier apprx 100 km. Attractive university city.

Carcassonne appx 65 km. Large fortified medieval town, a UNESCO site.
Nimes apprx 140 km. Roman temple and amphitheater.

Perpignan apprx 100km Palace of Kings of Mallorca.

This South of France holiday villa is situated between St Chinan and the village of Assignan in the Languedoc (Occitanie)

Both have restaurants, supermarkets and bakers. Assignan even has a Michelin Star restaurant - La Table. St Chinan being the larger town, you will find a pharmacy and large supermarket. 

St Chinan has a lively market on a Thursday and Sunday. 

Beaches:
45 kms (40 minute drive) - variety of good beaches - Vias, Valras Plage, Portiragnes plage, Cap d'Agde.

There are stoney beaches on the River Orb too.

Canoe hire , Cessenon-sur-orb (16km) - river Orb - fantastic family day out - you can either do as little as 5 kms or a whole day descent from Mons la Trival, 15 kms.
