An amazing summer kitchen, heated pool and a Hot-Tub.

Perfect for a family holiday near the beach in the South of France and especially if 2 families are travelling together.

Entrance to the modern villa is from the garden, one walks into the large modern air-conditioned open plan living area with a high ceiling and wooden beams. Comfortable corner sofa. A bar with 6 stools separates the kitchen area. Large American style fridge, piano cooker with gas rings. French doors to a small courtyard.

2 of the 4 bedrooms are in the main villa.

2 - Teenagers room with a large bunkbed, the bottom sofa turns into a bed

Just by the front door there is an independent wc, a large shower room with Italian style shower, double sinks. The washing machine is also in this room.

The bedrooms are not air-conditioned however the unit in the lounge is powerful and if doors are left open they will be cool. (Fans available too)

The pool house

There are 2 entrances, the 1st one is by the pool and opens straight into the shower room with wc, a step down and you enter the first double bedroom (140cm), this bedroom connects to the 2nd double bedroom, which also has a door to the outside. Suitable for a family with young children due to the connecting rooms.

Agde holiday villa with a pool and Hot-Tub

The outside of this villa has been perfectly designed for South of France living.

The private pool is heated and has an alarm. Easy Roman style steps to enter the pool, which is surrounded by decking, plently of sunloungers and lounge furniture which you can find around the garden, so always a choice of sun or shade!

A hot-tub for 4 people is next to the pool, the water is changed weekly.

The summer kitchen, has a BBQ, electric and gas plancha, fridge, sink, seating area and a tv (not a smart one).

Outdoor shower.

Grassed areas (real grass!), palm trees and some beautiful plants. There is also a pond in the garden.

Private parking for a couple of cars at the front of the villa behind closed gates.

The property next door is owned by an artist (owner's eccentric Father) and cannot be seen from the villa or the garden, however on arrival one may be rather surprised at it.

Rochelongue beach (with beach restaurant) - 3km drive or cycle.  Baker, grocer, good fish-monger, spar shop,bicycle hire, pedallo hire (June to Sept only).

Grau d'Agde, beaches, restaurants, boat trips, shops and is just 4.5 km from the house.

Agde 3km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde 4km  All services. 'Aqualand' (huge water-slides, etc.) 27-hole golf course (3km), tennis (5km), boat hire, offshore fishing, aquarium. Wide choice of restaurants.

Beziers 20km. approx. Major market town, noted for its bull-fight 'Feria' in August.

Pezenas 20km approx. Attractive medieval town. Saturday market.

Narbonne 42km approx. Famous cathedral.

Montpellier approx 55km. Large university town.

Carcassonne approx 100km. Largest fortified medieval town. A UNESCO site.

Nimes approx 105km. Roman temple and arena.
