This traditional characterful large stone built holiday property in the South of France is just minutes’ walk to the centre of the village with a family run restaurant, a café, and a small shop which also serves as a bread depot in the mornings.
Benefitting from 240m2 of interior space over 3 floors, the house easily caters for groups of 10 or 11. Five air-conditioned bedrooms, an enormous open plan kitchen-living-dining room with 3m high beamed ceilings opens directly on to a tiled terrace for those alfresco meals. The views from the fabulous garden and pool area, over the vineyard covered countryside and rolling hills, are stunning.
Close to the lovely towns of Beziers and Pezenas and not far from Montpellier and Carcassonne in the heart of the Languedoc Occitanie region of France, the location makes for a great base to explore all this area has to offer.

This lovely home is perfect for family holidays especially those guests looking for that great outdoor experience. With 2 terraces immediately outside the house with large tables and enough chairs for everyone, this is the ideal property for large gatherings.
The house is spread over multiple levels:
Entry Level
From the street you arrive in the hallway. 11 steps (open on one side, and a rope bannister on the wall side) lead to downstairs Bedroom 1 with its en suite bathroom.
From here a further 3 steps lead down into the large open plan kitchen-dining-living room - the house, has an Aladdin's Cave effect as you walk in from the narrow humble village street, with no suggestion that this large room would open out to a light space with wonderful views.
Ground Floor Level from garden side - Living Room, Dining Room and Kitchen
A huge light and airy room with 3m high beamed ceiling, a tall 3 glass panel door leading out to the tiled terrace and 2 windows affording views to the large garden and the countryside beyond.
There is an eclectic mix of furniture including a large sofa, armchairs, footstools and chaise longue arranged around a coffee table and a fireplace which has built in seating either side. Small TV with terrestrial channels.
For those who adore cooking, the kitchen is well equipped with everything you need for your holiday. The large piano cooker with 6 rings, a ceramic hob and 2 ovens, means there can be more than one cook on the go! A choice of dining areas, both seating 10, either inside at the kitchen table or outside at the bespoke wrought iron table just steps away on the adjacent terrace.
This room was designed for a family to hang out together combining different activities and has a very convivial atmosphere.
Lower Garden floor -Pantry/Laundry
4 steps down from the kitchen lead to the pantry/laundry which has an extendable table for 6 and a few chairs, washing machine, tumble dryer, microwave, small table top oven, double sink, shelves for food and vegetables, additional cooking pots and pans, extra crockery and cleaning equipment. Doors lead out to the second lower terrace, with a vine covered pergola, 2 additional tables, chairs and a BBQ.
Downstairs Bedroom:
Bedroom 1 - King size bed, chest of drawers, hanging rail and mobile air conditioning unit. En suite shower room, basin and wc.
First Floor - TV Room/Games Room
Wooden stairs (9 steps) lead to the first floor and a gallery landing which in turn leads into the TV/Games Room (lockable) - a cosy room serving as either a peaceful office area or as a TV snug/games room for young kids needing down time. Plenty of board games, cards and a few toys, plus a library of books, DVDs and a TV.
Second Floor:
Bedrooms 2 and 3 plus Family Bathroom
8 wooden steps go to the second floor with 2 large bedrooms and a family bathroom.
Bedroom 2 - King size bed with 2 windows and a second bed that can be opened into a double. Air-conditioning. This room can sleep 3 people, so a kind of dorm for children or adolescents and interconnects with the West Wing of the house.
Bedroom 3 - King size bed, clothes rail, chest of drawers. 3 Steps go up into this bedroom (concertina door with no lock) with a beamed ceiling and countryside views. Air conditioning.
Family Bathroom (shared by Bedrooms 2 and 3) - bath, separate shower cubicle, basin and wc.
West Wing:
From the Entry Hall, 5 steps up lead into the West Wing with 2 bedrooms and 1 bathroom.
Bedroom 4 - 2 single beds and large window onto the street, chest of drawers and shelves. Air-conditioning. A floor mattress is also available under one of the beds.
Bedroom 5 - standard double bed, chest of drawers, hanging hooks. Air-conditioning.

Parking - there is some at street level and parking for 2 cars within the property grounds. Please note the front entrance of the house is on a very narrow winding street.
South of France Holiday Home with Large Garden and Pool
With 3000m2 of fully fenced garden laid over 2 sloping terraces there is plenty of space to relax and chill out. The top terrace has mature shady trees, to which 3 hammocks are attached and Balinese statue of a Buddha all the way from Bali which gives the area a very benign and kind presence.
A path leads down the slope to the gated pool terrace area and further down to a Mediterranean grassy terrain (not an English lawn!) with a few olive trees and a shallow pond growing papyrus. Plenty of space for a game of football or badminton! Table tennis table too.
The pool area, fenced and gated, is completely private and is located on the second terrace below the house, behind a high wall. Not overlooked from above or below, it is a haven of peace, with views over the surrounding countryside covered with vineyards. The large pool terrace has 2 sunny areas for sunbathing and a sun shelter area with marble café tables and day beds with mattresses and canvas cushions - the perfect spot for a siesta! There are a further sun loungers by the pool and large outside beanbags.
Another covered terrace, approx 60m2, makes up the chill out area, with a bar, bar stools, large fridge, sink, Balinese style shower, an outside sitting room with a day bed, comfortable lounge chairs and a coffee table – an ideal space for relaxing by the pool - everything at your fingertips without having to go up to the house. A great area too for yoga or morning exercise, especially since this area is so private. The owner has tried to make this area magical in the evening with Moroccan lights, and vast demi-John glass jars with solar lights.
The large walk in inside-outside Balinese Shower room, has a full walk-in hot water shower, a wc and clothes hooks so the space can be used as a changing room too.
The 10m x 5m x 1.2-1.7m tiled pool (maintained weekly) is fenced, gated, has Roman steps for easy access and an alarm.
At the bottom of the garden are gates leading to a small narrow road.

Puimisson a typical South of France wine-producing village with several excellent wineries, family restaurant, Tabac also serving as a small shop where you can buy bread in the mornings, café-bar and post office.
Beziers approx 10km The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning. Beziers has a wonderful food hall with local produce where you can buy meat or fish and have it cooked for a few euros at the market itself while drinking some local wine.
Beaches - South of France beaches apprx 20km. Valras, Portiragnes, Serignan, Vias, Marseillan and Sete all have wonderful beachside restaurants - the owners house book gives you the best options.

The Bastide was exactly what we all needed after the last two and a half years. Spacious, very well appointed and with a beautiful garden and pool. My wife and I seldom do quiet holidays, we're more inclined to explore, visit and generally get out and about, but not this time, and the house and the village it sits in were perfect for this - a lovely unspoiled little place. True there's not much there, but that was just fine, a Tabac, cafe and restaurant were all that was needed. The house had so much space to stretch and breathe, despite there being seven of us. It was never crowded, never busy, no falling over each other, it was the perfect spot just to be. The greatest compliment, is that it only took about 36 hours before one of our party suggested we should get it booked for next year! I would have no hesitation in coming back and I'll happily recommend the property to anyone looking for a truly relaxing break in beautiful surroundings. We have had a great time in this wonderful house with fantastic views of the countryside. The house has lots of bedrooms and bathrooms and also a large kitchen/living area, which makes it suitable for a large group. But since it is also very cosy, it is also very suitable for a smaller group or a couple. It has all amenities, like good kitchen, terrace with BBQ, swimming pool, garden, pool table, tv etc for a relaxing holiday. The house is surrounded by vineyards, but also the sea, the Causes and even the Pyrenees are not that far away, so an excellent location to explore the Languedoc (either by car or by bicycle). The house is fully kitted out with anything you might need for a relaxing holiday. The house is gorgeous both inside and out, the interiors are so homely and welcoming and the garden and view are both spacious and private. The pool/ bar area are an added luxury which make you feel spoilt, but you still feel within the landscape. All the nearby villages are beautiful and lovely places to explore and the beach is only half an hour away. This is a perfect spot for a quiet holiday but with many things to do nearby and the house is such a treat- I can honestly say this is one of my favourite holiday rentals.
