This South of France villa is an attractive, traditional holiday rental. It sleeps 6 people and is situated in the middle of the small wine village of Cers, near Beziers in Languedoc Roussillon, very close to the Mediterranean beaches, and only a few kms from the Canal du Midi. 

Plenty of options for South of France living - sitting out and dining. The holiday house has a very spacious downstairs open plan area with high ceilings and feature beams, comprising a living room (with a magnificent billiard table!), a dining area and kitchen with glass doors leading directly to the terrace, garden and the pool. 

The private pool is heated from April to October it has Roman steps and a south facing pool terrace, as well as a 'covered outside terrace' with a ping pong table these are just a few of the great things about this holiday villa in the South of France.

Ideal for family holidays in Languedoc, it is within a few minutes walk of the centre of Cers village - it's a lively thriving Mediterranean village with a few family restaurants, bakers, a small fruit and vegetable market twice weekly and a couple of good wine 'caves'.

Beziers airport offers flights to London Luton, Manchester, Edinburgh, Bristol and other European destinations, this house is very easily accessible and is only a 10 minute drive from the airport. It is a perfect location to explore the Languedoc region of the South of France, and to experience the "French Dream" even if it is just for a week or two!

South of France Holiday Villa's ground floor.

One walks in off the street into a small patio behind locked metal gates (very good for leaving the bicycles that are provided!) directly into the holiday villa. You would never imagine looking from the street that such a verdant oasis hides within. Doors open into a spacious open-plan living room with fireplace, dining/breakfast room approx 85m2 with an attractive beam structure and a great billiard table. The high ceilings ensure the house is cool even in the summer months. The house belongs to an artist so many interesting paintings adorn the walls.

The kitchen/dining area have a view of the garden and overlook the pool and the pool terrace. A glass door opens out to the garden leading to a pleasant outside terrace with 2 separate seating areas with garden furniture and the heated pool.

A basic but well equipped kitchen offers all you need for your South of France holiday with a medium size fridge, dishwasher, washing machine, gas hob, eye-level oven, toaster. A round table to seat 4-6.

The dining area has seating for 6 people.

Left of the living room there is a small pantry with a washing machine, an independent wc and a sink.

South of France Holiday Villa's upstairs

A wide wooden staircase (18 steps) with a handrail lead upstairs into a large gallery/mezzanine overlooking the living and dining room. It is actually more like a second living room with some sofas and is a good space for exhibiting some of the owner's paintings.

3 bedrooms are off the gallery/mezzanine.

To the left there is a bedroom with a double bed (140 cm) which overlooks the pool.

The 2nd on the left is a master bedroom with a 180 x 190 cm bed, a wardrobe and a chest of drawers. This bedroom overlooks the garden and park, where in the evening, locals sometimes play the traditional South of France game of 'Boules'.

The 3rd bedroom is at the end of the upstairs gallery with 2 single beds (90 cm), overlooking the street. 

Family bathroom comprises 2 wash basins, a walk-in shower and a bath. There is an independent wc next to the bathroom.

An additional shower room with shower and washbasin is also on this floor.

A cot is available on request.

South of France Holiday Villa with garden and private pool

A walled garden with a palm tree to provide shade from the South of France sunshine in this very Mediterranean garden. There is a covered terrace at the end of the garden with a ping pong table and a very large built-in BBQ on the terrace.

This South of France villa is semi-detached, with a neighbouring house on the left, but it is not directly overlooked. There is a wooden fence separating the house from the property on the left, and a high wall separating the property from the village square, where locals sometimes play the traditional South of France game of boules. Apart from 3 days in July when the local fete or feria is celebrated it is not a noise nuisance.

The 8m x 4m *heated pool (from April) has a safety alarm system, rounded steps for easy access and a large paved terrace with sun-loungers for sun-bathing. There is a covered terrace pool side with a ping pong table and garden furniture and a couple of outside tables for eating alfresco. *To keep the heat overnight it is vital the pool cover is closed.

Parking is outside the property on the street.

A fenced in 'gated' patio as you enter from the street which is an excellent place for the bikes - check out the lovely ride along the 'Canal du Midi' to the sea - only an 7km ride.

Situation of this vacation villa in the South of France

Cers - a pleasant picturesque village with shop, café and a choice of small family restaurants.

Beziers 3km apprx. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Portiragnes Plage. Quiet family resort approx 7km

Valras Plage. Larger resort with many restaurants approx 9km

Agde 18km approx. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
