Languedoc-Occitanie villa to rent, this modern (non-smoking) villa is situated in a splendid location in the South of France, nestled on a hillside, with south facing terraces offering uninterrupted panoramic views over the ever-changing colours of the Faugeres hills.

The rental villa belongs to a young couple so has been decorated in a modern, fun style. It's great for family holidays in the South of France with young children since the villa is built on one level and there is a small playground with swings and a slide, not forgetting a 'boulodrome' for playing petanque around the back of the garden, the official sport in the South of France !

South of France Holiday Villa all on one level

The holiday villa is on a hill and there are approx 20 shallow gravel steps leading from the driveway and the garage to the house itself. On entering the house there is an open plan living/dining room and kitchen. The owners are a young French couple and the house is decorated with modern flair and lively warm colour schemes.

The living room has a large corner sofa, some easy chairs, a large TV and DVD machine - this leads on to a second terrace with some garden furniture - ideal for watching the sunsets over the South of France coutryside or for sunbathing.

The living room leads into the dining room, with a dining table and 6 chairs and large French doors opening out on to the deck terrace. 

The dining room leads into a well equipped kitchen. There is a large fridge, a double sink, a central 'island' with a large cooker comprising 3 gas rings and a double induction heat ring. There is an espresso machine, kettle, toaster, dishwasher etc. There is small pantry next to the kitchen with a washing machine, a tumble drier, an iron and ironing board.

Three steps lead from the kitchen into the corridor off which there are three bedrooms.

The 1st Bedroom is approx 10m2 and has doors going out on to the 'bouladrome' side of the house. This room has a double bed and an ensuite shower room (no WC).

The Master Bedroom approx 12m2 has 2 single beds of 90cm each that can be put together to make a 180cm large bed.

The 3rd bedroom has a double bed of 140cm.

There is a shared dressing room in the corridor and a large family bathroom approx 9m2 with 2 wash basins, a shower and a bath. There is an independent WC next to the bathroom.

Family Holiday Villa in the South of France with pool and jacuzzi!

Set on a hillside with a sloping south facing garden comprising several terraces, some with rockeries and others below the pool and its decking, planted with a few fruit trees.

The 8m x 4m x 1.3m swimming pool is built on a suspended terrace with wooden decking and offers marvellous views of the South of France mountains. It has an alarm and is partly fenced off with a treillis-like wooden barrier. There are further small terraces below the pool area with large retaining rocks (toddler supervision at all times!).

A jacuzzi has been added to the garden too.

Immediately outside the house there is a nice decked terrace accessed through the dining room sliding doors. The terrace is ideal for outside dining with an awning providing shade, and for watching the magnificent sunsets. The terrace gives on to a sloping lawn with the top part given over to the children's playground with a largish slide and some swings.

BBQ (No family holiday is complete without a BBQ!)

Second large tiled terrace is immediately outside the living room. Some garden furniture and 4 loungers for watching the sun go down and that 'aperitif'!

Behind the house there is a 'boulodrome' for playing petanque.

High fences provide good screening and although the house does have neighbours on either side it does not seem badly overlooked and the garden feels quite private.

There is parking space for one car inside the property gates and use of garage on prior request. The road leading to the house is small and rural, so the atmosphere is quiet and sleepy.

This family holiday villa in the South of France is in a great position to explore the Languedoc area and enjoy the authentic wine villages.

There are a few vineyards of note in the village and many more surrounding it. Although the house is situated in the countryside, it is still close enough to the historic towns of Beziers, Pezenas and the coast to explore the area.

Surrounding the house is the protected park of the Haut Languedoc, where there are endless opportunities to take advantage of the magnificent views and the wild plants and flowers.

Walking, Biking, Canoeing on the river Orb, horse riding and off road pursuits are all possible, as well as water activities on the Lac du Salagou and a golf course within easy driving distance.

In Autignac a traditional French wine growing village.

Only 5km to Magalas - a larger village - with several boulangeries, a good fruit and veg market twice a week, several epiceries, and a a large supermarket which has fuel.

Laurens 4km Karting (adults and children), paintballing and a restaurant onsite.

Bedarieux approx 10km market town with all services.

Faugeres approx 6km Excellent wine from this 'Appellation Controlée' area.

Lamalou-les-Bains approx 16km Golf course, tennis.

Caroux Mountains approx 20km. Less than half an hour's drive to spectacular gorges, rock pools, canoeing, rock-climbing.

Lac du Salagou approx 25km (watersports) and Cirque de Moureze, a 'chaos' of limestone ravines and towers, are also less than half an hour's drive away.

Mediterranean beaches approx 32km.

Beziers approx 28km. Large market town, famous for its lively summer Feria.

Pezenas approx 33km. Attractive medieval town, with shops, bars, restaurants and a colourful Saturday market.
