An industrial building that has been renovated into a fabulous, unique holiday home. An eclectic mix of antique, retro and modern with a great use of steel and glass.
4 bedrooms, 4 bathrooms, games room, very large air-conditioned living space.
The property is on a commercial complex on the outskirts of the lovely market town of Pezenas and walking distance to the beautiful medieval and Renaissance centre, with narrow winding streets, antique shops. galleries and working craft shops such as glass blowers and jewellers and of course some wonderful restaurants.
Children are welcome, however we feel it is more suitable for adults and older children.
The property is perfect if you are looking for a base to explore the Languedoc area, visit beaches, local towns, and then return to the villa at the end of the day to relax.
The house is on a commercial estate and next door to a tyre and exhaust garage. Although there is complete privacy at the property one is likely to hear some noise from the garage during the day.

On entering the huge open plan air-conditioned living area you cannot fail to miss the large retro sofa which is the focal point, along with a piano and funky artwork.
The kitchen has a large bespoke island built from stone and concrete with all modern appliances. American style fridge freezer.
Bedroom 1 - is on this level, 160cm double bed, open plan ensuite bath and sink.
Separate wc
Gated stairs (take care with young children) lead down to the lower ground floor.
Here you will find an amazing games room, with full size pool table, retro gaming machines, and a musical organ that is linked to a sound system.

Also on this level there are 3 further double bedrooms, decorated and finished to a high standard with modern colours.

The 7m by 3m private pool can be heated for an extra charge. The pool has a lovely water feature.
Plenty of outdoor furniture around the pool and also in the courtyard.
The unique Corten steel roof offers shade along the terrace at the side of the house where there is a large stone outdoor dining table.
Entrance to the property is either directly into the courtyard (see photos), or on foot, access can be from the road through the garage.
The house is on a commerical centre and next door to a tyre and exhaust garage. The high courtyard wall offers complete privacy, however one is likely to hear some noise from the garage during the day. If you are looking for a quieter villa with views then maybe have a look at Villa Ava HE070A
Pezenas is a charming market town in the South of France with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops such as glass blowers and jewellers.

Agde approx 25km Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde approx 30km 'Aqualand' (huge water-slides, etc.) 27-hole golf course.
Beziers approx 23km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).
Lac Salagou approx 26km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Moureze, an extraordinary 'chaos' of dolomitic towers and ravines.
St Guilhem-le-Desert approx 37km Beautiful medieval village and abbey in dramatic gorge landscape.
Parc Naturel du Haut Languedoc approx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne approx 50km Once the capital of Roman Gaul. Famous cathedral.
Montpellier approx 45km Attractive university town.
Carcassonne approx 125km Largest fortified medieval town.
Nimes approx 100km Roman temple and arena.

As the property is on a commerical centre the supermarket is just a 2 minute walk away.
The centre of Pezenas is about a 20/30 minute walk, here you will find lots of restaurants, artisan shops (late night opening Wednesdays and Fridays), wine tasting and music on Monday evenings known locally as "Estival".
The famous market is on a Saturday, a wonderful mix of food and local products.
Sandy beaches are less than a 30 minute drive, there are many to choose from with Valras Plage, Vias, Portiragnes, Marseillan Plage to name a few.
