This lovely holiday villa has a mediterranean feel, white with blue shutters, the villa is on 2 levels and has air-conditioning throughout, 

Pezenas centre is a short walk away around 15 minutes, plenty of restaurants, artisan shops, cafes, bars and a fantastic Saturday market.

The semi-detached villa is set on a quiet residential street and just a 25-30 minute drive to the mediterranean beaches. 

3 bedrooms and 3 bathrooms, 2 of the bedrooms have access to the first floor terrace with fabulous views over Pezenas and beyond.

Ground floor

The main entrance is from the secure front courtyard, to the right is the air-conditioned lounge and dining room, with some lovely contemporary art work on display. French doors lead out to the pool and terraces.

To the left is the fully equipped modern white kitchen, there is also another kitchen within the kitchen too which houses the washing machine.

An independent wet room with a shower and wc.

First Floor

Bedroom 1

Air-conditioned double bedroom with en suite shower room and wc. Doors lead out onto the large terrace which overlooks the pool and beyond.

Languedoc Holiday Villa with heated pool*

The garden and pool are private and are not overlooked.  The pool measures 10m by 4m and has a maximum depth of 1.7m at the deep end.
*The pool can be heated for an additional cost.

The terraces around the pool have comfortable sun loungers, there is a dining table under the covered terrace.

A cosy comfortable shaded area has been built in the corner, a great place for a quiet read.

Aan outdoor shower is next to the pool along with the essential BBQ!

On the side terrace there is a ping-pong table too.

The first floor terrace has comfortable lounge seating and is accessed from 2 of the bedrooms.

Parking behind the gate for 1 large or 2 small cars, plenty of parking in front of the house.

South of France Villa in Pezenas Languedoc

Pezenas is a charming market town in the South of France with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers.

Southern France Mediterranean beaches less than half an hour's drive

Agde approx 25km Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde approx 30km  'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Beziers approx 23km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).

Lac Salagou approx 26km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Moureze, an extraordinary 'chaos' of dolomitic towers and ravines.

St Guilhem-le-Desert approx 37km Beautiful medieval village and abbey in dramatic gorge landscape.

Parc Naturel du Haut Languedoc approx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne approx 50km Once the capital of Roman Gaul. Famous cathedral.

This South of France villa is within a 15 minute walk from the centre of Pezenas, where you can find restaurants, shops, bars and cafes. 

Within a 10 minute walk is a large supermarket and a couple of boulangeries for your fresh croissants or baguettes.

Saturday is market day, offering a wide choice of food, artisan products, clothes etc.

Monday evenings is "Estival" where lots of local winemakers come together along with food trucks, you buy a glass that you get to keep and tickets for glasses of wine, live music may be playing too.
