This holiday rental villa near Beziers in Languedoc, South of France has been finished and equipped to a good standard and has air conditioning throughout. The property is in a hill-top hamlet with a private swimming-pool and garden.

Close to Capestang, on the Canal du Midi, not far from Beziers and the Mediterranean beaches and Carcassonne, a great location for exploring the Languedoc Region of Southern France whilst enjoying a family holiday.

The owners prefer children to be able to swim and be over 7.

This South France Holiday villa is all on one level

Entry hall leads through to a large air-conditioned living-dining room (45m2) which has two sets of sliding-glass double doors out to the covered terrace, swimming pool and garden. Two comfortable sofas, dining table seats 6, sideboard. The well-equipped kitchen is also off the entry hall. A breakfast bar separates the kitchen from the dining room. Door from kitchen to garage.

A door off the entry hall leads to a short corridor with the three bedrooms:

The master bedroom (20m2) Air-conditioned, a double bed (160cm), French windows open out on to the swimimng pool and terrace. Ensuite shower room and walk-in wardrobe.

Bedroom 3 - Air-Conditioned, Twin beds (2 x 90cm)

A second shower-room is shared by bedrooms 2 and 3.

South of France Family Holiday Villa

This 3 bedroomed air conditioned villa has a covered terrace (15m2) with dining table and chairs, which is accessed from the living-dining room glass doors, there is a further tiled terrace by the garage.

The 8m x 4m x 1.5m deep swimming pool has a safety alarm and is surrounded by a terrace with plenty of sun-loungers.

A pergola with comfortable seating has been added for 2023.

1500m2 of garden at the front and rear which is completely enclosed, of which about 200m2 is a lawn. The garden is quite verdant with some palms, oleanders, mimosa and other typical Southern Mediterranean trees and shrubs, which really come into their own from May onwards.

There is also a large BBQ in the garden.

The owners have added a 'boulodrome' piste for playing 'boule' or locally known as 'petanque' - the most favourite pastime in the South of France!

There is also plenty of room for parking your car in the enclosed front garden and there is access to the garage for one car.

South France Villa not far from the Canal du Midi

The property is in a small hamlet, 3km from Puisserguier, a typical Southern France wine-village, with an attractive place and main street shaded by plane trees (village shops, bank, bars, restaurant.)

Capestang approx 9km is on the Canal du Midi. The quintessential French square in the centre has Cafes and Restaurants.

St Chinian approx 13km Small market town, renowned for its AOC wines. Restaurants. Excellent market on Sundays.

Beziers 16km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; Paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Mediterranean beaches approx 25km

Parc Naturel du Haut Languedoc approx 30km North of Thezan are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne approx 26km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier approx 85km. Large university town.

Carcassonne approx 90km. Largest fortified medieval town in Europe - a UNESCO World Heritage site.

Nimes approx 115km. Roman temple and arena.
