Modern holiday villa set in a beautiful Languedoc (Occitanie) wine village with a restaurant. The village is surrounded by vineyards and countryside, yet it is only 15 minutes to Pezenas, 20 Minutes to Beziers and 30 minutes to the wonderful sandy French Mediterranean beaches.

The modern holiday villa has a lovely bright open plan living area, 3 comfortable bedrooms and 2 shower rooms.

A lovely terrace with dining table, outdoor sofa and chairs, overlooks the heated pool and sunbathing area.

3 steps lead you up to the front entrance, which opens into the open plan living area.

The kitchen is modern and fully equipped with all that you would need on a family holiday in the South of France. A Laundry room is just off the kitchen.

French doors lead from the indoor dining area that seats 6 out onto the tiled outdoor terrace. Another set of French doors lead out onto the terrace from the Lounge area. There is UK television (terrestrial channels).

Independent wc on the ground floor.

Stairs leads up to the bedrooms and bathrooms on the first floor.

All the bedrooms have ceiling fans and there are standing fans available too.

The Master bedroom has a large double bed, bedside cabinets, wardrobe ceiling fan and ensuite shower room. The en-suite has a shower, wc and sink.

Bedroom 2 - Twin beds, drawers and wardrobes, and ceiling fan.

Bedroom 3 - Twin beds, drawers and wardrobes, and ceiling fan.

Shower room for Bedroom 2 and 3, with vanity unit and wc, fabulous views from the window (if you are tall!)

Plenty of garden furniture.

The heated pool has a contraflow jet for those who like to do some serious swimming! The private pool is heated from Mid May to early October at no extra cost. The pool has a secure cover, which also helps keep the heat in!

The 7m x 3.5m pool has roman steps for easy access. The depth goes from 1.1 metre to 1.4 metre.

An outdoor shower is next to the pool area.

Surrounding the pool is a "faux grass" area with 6 comfortable sun-loungers. Parasols are available to shelter from the South of France sunshine!

3 steps lead up to the dining terrace with outdoor lounge seating, a dining table. Shade is provided from the modern sails that drape across the terrace.

A gas BBQ to cook the lovely local produce.

Parking for 2 cars

Just 2 minutes away there is a playground for young children with a couple of swings and a slide. There is also a football pitch for older children

The village of Margon has a great Restaurant within walking distance.

The South of France villa is just 3 km from the centre of Roujan, an attractive old wine village: excellent bakery, village shops, family restaurant.

Pouzolles is 2km away with a bakers, general store, newsagents and bar

12km away is Pezenas a picturesque market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. A wide choice of good restaurants. Colourful market on Saturday mornings. All services, large supermarket.

Golf St Thomas (18 holes): apprx 25km near Beziers

Mediterranean beaches about 35 mins drive at apprx 30km.

Agde appx 30km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde appx 35km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Beziers apprx 22km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).

Lac Salagou apprx 20km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Moureze, an extraordinary 'chaos' of dolomitic towers and ravines.

St Guilhem-le-Desert apprx 37km. Beautiful medieval village and abbey in dramatic gorge landscape.

Parc Naturel du Haut Languedoc apprx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne apprx 50km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier apprx 47km or 55 mins drive. Attractive university town.

Nimes appx 100km. Roman temple and arena.

Carcassonne apprx 125km. Largest fortified medieval town.

Perpignan apprx 125km Palace of kings of Mallorca.
