Nestling between charming port and the beach at Marseillan Plage, overlooking the Etang de Thau (lagoon), this villa is located in a quiet residential area. It offers the best of both worlds - easy access to the lively town and the Mediterraean Sea. (Not to be confused with Marseille!)

With 4 bedrooms (2 with air con) sleeping 8-10, an 8m x 4m pool (can be heated), large garden and Wi-Fi it is well suited to a family with children of all ages and spacious enough to accommodate 2 families. All linen is supplied and is extremely high quality.

Just 3km to Marseillan Town and Port (an easy bike ride along the cycle path), where the choice of cafes, bars and restaurants is numerous - if seafood is on your agenda then look no further for local oysters and mussels - plus artisan shops, boutiques and a lively market on a Tuesday. If you want beach, then head for Marseillan Plage (2.8km on cycle paths) - a fantastic stretch of flat golden sand and good swimming.

Whilst you are in this beautiful part of the South of France don’t miss exploring all the region has to offer - Beziers, Carcassonne and Montpellier are all within easy reach - history, culture, food and wine are on the doorstep.

South of France Villa Close to the Mediterranean Coast

This spacious 2 storey villa is gated with a paved driveway offering parking for 4/5 cars.

From the front door you are in the entrance hall. To the left a Utility/Storage Room and to the right a corridor leading to the kitchen, dining area and spacious open plan living space with bar. The high ceilings give a light and airy feel and several sets of French doors offer easy access to the garden and pool area.

A modern kitchen with all that you need for your South of France Holiday leads to the dining table and an additional seating area with sofa.

Steps down to the living room, which has a large L-shaped sofa, stone fireplace and a Bar area - a great place to enjoy a drink before dinner.

The interior courtyard off the living area is a lovely dining option, with a table seating 8-10 and a plancha to practice your grilling skills.

A staircase from the living room takes you to the first floor landing – to the left a door out to a terrace overlooking the garden and the Etang de Thau (lagoon) and to the right a Mezzanine Office with TV. The staircase has a handrail and the Mezzanine a guard rail.

From the landing there is a flight of 8 wooden steps to the Master Bedroom.

Master Bedroom (Bedroom 4) – double bed, air con, beautiful beamed ceiling and French doors out to a large terrace overlooking the garden, pool and Etang de Thau. En suite bathroom with bath, double wash hand basins and wc.

The large mature garden (1800m2) surrounding the villa is filled with beautiful Palms, Olive trees, colourful Mediterranean shrubs and houses the 10m x 5m x 1-1m-1.7m pool (can be heated). Wide steps to access the pool

Sun loungers and parasols available on the pool terrace and lots of other seating options throughout the garden.

Next to the pool is a Summer Kitchen, with adjacent brick built charcoal BBQ and shaded dining area - all you need for eating al fresco on those balmy South of France evenings.

Gas Plancha is also available.

There is a shower by the pool and an independent wc adjacent to the Summer Kitchen.

Marseillan Town Centre and Port - approx 3km

The charming quayside of the old fishing port at Marseillan is now a refurbished marina, with views towards the port of Sete and the Etang de Thau - a lagoon famous for its oysters, mussels, and violets (sea urchins). In the Tabarka area there is a great children's park, a man-made beach onto the Etang (OK for paddling) and a Kite surfing centre with bar - great fun to do and watch should you not feel energetic!

Marseillan is also where the South of France Winery Noilly Prat is located. Don't miss the guided tour and tasting - the Ambre is only available to buy in Marseillan!

Marseillan Plage is only 2.8km away - approx 10km of fine sandy beach that divides the Etang from the open Mediterranean Sea in the South of France.
